Self-perform 70% of trades. The rest goes to a small bench of long-time partners.

Concrete, steel, and mass-timber from foundation to TCO. Commercial cores, mid-rise residential, civic.

Adaptive Reuse
Industrial bones, new programs. Seismic retrofits, envelope surgery, historic-tax-credit shells.

Private Residences
A handful per year. Architect-led, owner-direct, full-millwork. Twelve-month average on the ground.

Preconstruction & Estimating
Hard-bid, GMP, design-assist. In-house estimators, real subcontractor relationships, no soft numbers.

Specialty Concrete
Architectural exposed pours, polished slab, board-form, post-tension. Our own crew, our own mix designs.
